more bad news it's always bad news >> not today I I hope >> I'm in a day off >> in the day [laughter] >> now um Jeremy in the past year alone um we've seen and as you've uh just described a record number of farm closures and uh two pubs are closing every day. Why is it so difficult to run a pub or a farm nowadays?

2:55-3:256%

Because unbelievably, we live in Oxfordshire. It's not the It's not the outer heedes. It's Oxfordshire. And we can't get either power or water to that pub. And this is the sixth richest country in the world. So, we have to use generators and bull holes and what have you. And that's it's phenomenally expensive to keep a generator running 24 hours a day. Um, so yeah, that's very difficult. And then for the farming, we've just been through all the reasons why farming is difficult. Yeah, >> it's it's a I couldn't I think I'm going

3:55-4:285%

>> Well, they put a huge stress on farming knowing that it's coming. And actually that we've seen them already for some of our clients. We've seen them being counterproductive. you know they're they're sort of questioning investment decisions uh which you know has a has a direct impact on growth but beyond that really that it's a tax on business isn't it you know and and whether you look at agricultural property relief or business property relief uh being on farming I've always focused on you know business property relief and the fact that that

5:02-5:404%

>> Yeah. Um and you can see in a you know in the worst case situation you know that land then becoming not farming and you know whilst those other businesses are employing people and you get some benefit that there's not the same sort of trickle down you know benefit into the rural economy and um or even flow you know and you know we've seen the wider impacts of tough uh you know the you know the the tough market rural market at the moment with um you know machinery dealers you know going under um you know w that wider rural economy

6:15-6:484%

So that's fine. With a farm, it's completely different because if you if you are forced to, you can't sell you'd have to sell a bit of it, making it even less profitable or you'd sell the whole lot. And the person moving in doesn't necessarily know how to farm. They don't. I mean, look at me. I could I was able to buy a farm from somebody um but I didn't know how to farm it. Now, if you that's going to be the problem with farms. It's not like houses. It's not like normal life. And also you then lose where you grew up. You're the only
